Job Description:

The Design Manager is responsible for a wide range of project management and administrative support activities within the Design and Preconstruction Services Department to facilitate the execution of construction projects in a manner that aligns with the Flaherty & Collins Properties mission: Flaherty & Collins develops relationships, builds trust, manages partnerships It's About Creating a Lasting Legacy.

Project duties include serving as the primary point of contact for consultants; communication of project status with appropriate internal parties; coordination and documentation of project reviews; assessment of the project for value, design effectiveness, and compliance with FCP standards; monitoring of schedules and budgets; coordination with municipalities to obtain necessary project approvals; management of incentive program submittals; and serving as the owners representative throughout the construction process.

Departmental support functions include assistance with the development and refinement of standardized documentation; assistance with the maintenance of the FCP Design Standards; preparation of monthly reporting documentation; collaboration with internal construction, management, and development staff to assess opportunities for process improvements; and other functions to support the success of projects, the team and Flaherty & Collins Properties as a whole.

General Responsibilities:


  • Assistance with the maintenance of the Flaherty & Collins Properties Design Standards

  • Assistance with the development and refinement of standardized protocols and documentation for procurement of products and services

  • Organization and maintenance of document management system for project information in electronic and physical formats

  • Assessment and management of opportunities for rebate and incentive programs on materials purchased and programs/credits available to new projects

  • Evaluation and assessment of technology, software, and best practices that could be beneficial to the execution of projects or portions thereof

  • Performance of other duties as assigned

Project Responsibilities


  • Development, maintenance, and monitoring of Project Design and Entitlements schedule(s) to ensure all elements are coordinated and timelines are met.

  • Assistance with and/or leading in the preparation, distribution, and assessment of Requests for Proposals for selection of design and other consultants as required to execute the project

  • Research and assemblage of initial due diligence for projects including, but not limited to local zoning information, building codes and ordinances, key design and construction companies, and other regional specific information

  • Preparation and maintenance of Project Requirements and Basis of Design documentation through coordination with FCP Development.

  • Scheduling and facilitating meetings with municipalities as required to obtain necessary project entitlements including coordination of attendees and necessary deliverables.

  • Serving as the primary contact to and administer the contracts of the Design Team(s) including review and approval of monthly billings, additional service requests, and other contractual communications

  • Organizing and participating in regularly scheduled design meetings with appropriate parties throughout the design process

  • Performance of comprehensive reviews of design documents at appropriate stages in the design process for design, value, constructability, compliance with F&C Design Standards, and incorporation of previous comments.

  • Coordination and facilitation of internal reviews of design documents with appropriate parties from Management, Development, and Construction groups.  

  • Development and maintenance of the comment matrix for communication of document review comments and verification of inclusion into documents

  • Monitoring of overall project budget and components thereof including reviews of cost estimates provided by F&C Construction or others in order to ensure alignment of scope, quality, and costs. In instances where the scope, quality, and costs are not in alignment, immediate action is to be taken in order to communicate the status and determine appropriate steps toward resolution

  • Assistance with the preparation of project Bid Manual(s) and coordination of bidding process in collaboration with estimator and/or construction manager

  • Coordination and management of filing documents in FCP computerized filing systems

  • Coordination with appropriate authorities having jurisdiction to prepare submittals and obtain necessary permits for the project

  • Performance of site visits, attendance at OAC meetings and serving as Owners Representative throughout the construction process as required to ensure Owner input is provided on appropriate RFIs, Submittals, Change Orders, etc.

Wage/Hour Status:

Salaried/Exempt (not eligible for overtime)

Duties and Responsibilities:

Experience/Education:


  • A four-year bachelor's degree in design or construction program

  • Preferred minimum 2 years of experience in the design and/or construction field

  • Strong computer skills, including proficiency in Microsoft Word, Microsoft Excel, and Bluebeam (or similar PDF editing software). Experience with Microsoft Project preferred.
