Job Description:

GENERAL DESCRIPTION:

Supervise the daily activities of workers engaged in facilities maintenance and administrative services. Maintain all necessary machinery and equipment to support the daily running of the facility. Oversee all safety regulations and ensure compliance with OSHA requirements. Ensure preventive maintenance of the building and its equipment. Administrative services include copiers, printers and security responsibilities.

You will be responsible for preserving the good condition of infrastructure and ensure that facilities are safe and well-functioning. The ideal candidate will be well-organized and initiative-taking to all operating duties with a critical thinking process to ensure the reliability of the building equipment, grounds and to people management.

KEY RESPONSIBILITIES AND ESSENTIAL FUNCTIONS:


  • Develop and implement preventive maintenance systems, programs, and procedures for the effective operation of the Facility.

  • Develop and maintain a maintenance management system to track the preventive and corrective maintenance of all HVAC, MHE, and other major equipment and determine life cycle planning of critical equipment

  • Plan and manage the Facility Departments budget to ensure responsible control over and utilization of GCFD resources.

  • Establish standards and procedures for installation, modification, quality control, testing, operating, inspecting and maintenance of facility equipment, using engineering principles and safety regulations.


  • Train and supervise assigned staff toward accomplishment of the mission of GCFD and the Facility. Includes scheduling and job assignment; firsthand training, coaching and development. Also, provide feedback and performance appraisals

  • Collaborate with the Senior Director of Facilities & Real Estate Management on inventory management and physical storage of all critical equipment parts to minimize downtime.

  • Collaborate closely with the Director of Safety to ensure we met OHSA & EPA safety requirements.


  • Maintain the GCFD building security systems


  • Produces and maintains various facility management reports

  • Be responsible for the delivery of on- site facilities and utilities maintenance operations, infrastructure management, compliance and facility services and provide support to facilities and utilities projects, energy initiatives, asset management, reliability and business operations management

  • Develop customer relationships with all departments and serve as their facilities single point of contact, understand their strategies and expectations and translate them into facilities and site service solutions

  • Functions as a troubleshooter to provide timely responses to urgent issues when and as they arise, to assure associate productivity is not negatively impacted, and to minimize down time

  • Assures compliance and adherence to all applicable codes, regulations, governmental agency and Company directives

  • Maintains exterior of building to assure appropriate safety and presentation standards

  • Ensure that facility management staff consistently provides positive and prompt response to requests from the client and building tenants/occupants.

  • Establishes and maintains effective communications with staff, customers and external contractors.


  • Inspect buildings structures to determine the need for repairs or renovations

  • Review utilities consumption and strive to minimize costs

  • Perform other responsibilities as assigned.

QUALIFICATIONS:


  • Bachelor's Degree in Engineering of equivalent combination of experience and education required, with at least seven years of management and supervisory experience in facilities operations.

  • CMMS (Computerized Maintenance Management System) experience

  • BAS System experience (i.e., Siemens, Johnson Metasys or Trane Tracer preferred)

  • Knowledge of food handling and sanitation practices.

  • Oversee the selection of contract services, vendor negotiation of service agreements and monitor vendor performance,


  • Administrative abilities for invoice processing, labor time keeping, supply management practices and record keeping, and general warehouse document processing.

  • Technically proficient in operations of Building Management Systems Life Safety Systems CMMS Microsoft Office Power Point & Microsoft Office software

  • Develop and monitor operational budget for both internal and contracted resources

  • Able to clearly demonstrate resilience and the ability to collaborate effectively with peers and management to build allies astutely when and where appropriate while maintaining key principles

  • Attention to details is important with an ownership attitude.

EXPOSURE:

• Standard warehouse environment, meal production facility and offices.

• Interacts with GCFD staff, construction and maintenance contractors and vendors
