As a Facility Operations Manager for our Outpatient Medical (OM) portfolio, you will play a pivotal role in ensuring the operations and maintenance aspects of the designated properties. Your responsibilities will encompass overseeing all aspects of building maintenance, managing a team of maintenance personnel, and collaborating with various stakeholders to uphold the highest standards of operational efficiency and safety within our portfolio. This role will act as a technical bridge between Property Management and Maintenance, along with managing budgets and maintenance schedules. Responsible for the daily maintenance operations across multiple buildings, including providing technical and building system guidance and training to building maintenance staff.
KEY RESPONSIBILITIES
Has full management responsibilities for assigned maintenance employees. Responsible for hiring, training, ongoing performance management and professional development, and retention of direct reports. Performs subordinate Associate’s performance evaluations as required. Works with Human Capital regarding Associate welfare, benefits and any required disciplinary action.
Directly responsible for maintenance and the physical condition of buildings/properties as determined by Management. Assists with the development and implementation of building/systems overhauls, upgrades, and replacements.
Provides ongoing leadership in the performance of maintenance procedures, equipment troubleshooting, and repairs. Reviews, prioritizes work orders and delegates work orders and follows up to ensure work is completed according to Outpatient Medical Service Promise fundamentals and are handled efficiently at the most economical cost.
Coordinates, arranges and supervises or provides for the completion of corrective and preventive maintenance and/or repairs. Operate, program and maintain EMS and preventive maintenance systems for assigned properties. Initiates, implement and tracks special/service contracts.
Ensures employees receive all necessary maintenance and safety training. Ensures all work is completed in accordance with Welltower safety rules and procedures.
Provide input to Real Estate Managers on operating budgets as related to labor, maintenance, repair and capital expenditures. Assists in monitoring and coordinating capital improvements, tenant improvements and property renovation projects as required, to include providing the necessary oversight of HVAC and other maintenance and capex/TI project contractors. Evaluates long-term needs in relation to major projects. Participates in preparation of maintenance, project and capital budgets.
As requested, assists in the evaluation of prospective property acquisitions.
Responds and interacts with tenants as required to address and resolve any building issues. Interacts with subcontractors to ensure compliance with Welltower Building Rules, safety regulations and other contractual obligations.
Provides information for the On-Call and Standard Operating Procedures manuals to management.
Ensure that major equipment and building systems are maintained in safe, operable condition and/or arrange for replacement. Secures bids and makes recommendations for purchase when replacement or new equipment is required. Maintain appropriate inventory of supplies, parts and tools and equipment to ensure timely completion of maintenance and/or repairs.

TRAVEL
Out-of-area and overnight travel is expected.
WORK ENVIRONMENT
Travel Requirements related to essential functions (frequency, distance, purpose).
Must be able to work on-call when needed. Must be able to travel to different site locations and markets – 45% of the time.
Machines, tools, equipment and electronic devices required in this job, explaining the purpose of each and the percentage of time used.
Hand tools, including hand held power tools, used in the repair and maintenance of building components and systems. Associates can expect to use these tools 5% of the time.
Adverse working conditions that an associate in this job would be regularly (50% or more of work time) exposed to in the normal course of the job (extreme noise, weather, hazards, fumes, etc.)
Works inside and outside buildings. Works in various weather conditions.
The physical and work environment is characteristic of those found in a typical office environment.
Physical effort required in performing daily duties, e.g. heavy lifting, bending, climbing, etc.
Ability and willingness to climb ladders and scaffolds. Ability to repeated lift and carry heavy loads (up to 50 lbs.). Ability to squat and/or bend. Ability to safely operate hand tools.
COMPENSATION
Salaries may vary by location. The range for this role is $90,000- $140,000 plus bonus. Salary determinations are made based on numerous factors, such as, but not limited to, the relevant market and the skill, experience, and education of the selected candidate.
MINIMUM REQUIREMENTS
High school education or GED required.
Specialized training in HVAC/Refrigeration is required.
Valid driver’s license. Meets company MV operator criteria.
A minimum of ten (10) years hands-on field experience in the installation, maintenance, troubleshooting and repair of building operating systems required.
Prior experience in leading personnel and work associated with the maintenance of commercial buildings is preferred.
Prior experience working independently with little or no supervision preferred.
