Role Overview

The Grounds Supervisor's primary responsibility is maintaining the overall appearance of all the property's common area facilities and grounds. This position will also assist with general interior/exterior community maintenance. The supervisor exhibits a solid commitment to the service needs of the internal and external customers and represents the company professionally and courteously.

Key Responsibilities


  • Exhibits a strong ability to use independent judgment to determine actions to be taken, priorities, emergencies, etc.

  • Responsible for the daily upkeep of the grounds and appearance of the property, including assistance with interior/exterior rehabilitation and construction projects.

  • Adhere to the company's established exterior preventative maintenance program and schedule and ensure their proper implementation and maintenance.

  • Responsible for the upkeep and security of all property-issued tools.

  • Keeps abreast of relevant industry issues, government regulations, and restrictions concerning maintenance procedures and incorporates them into planning and decision-making.

  • Participates in the site staffing needs in conjunction with the Community Manager. 

  • Assesses employees' training needs, provides input for training programs, coordinates and schedules appropriate safety and skill training for direct reports.

  • Review daily work order priorities.

  • Ensures third-party vendors are performing their contracted duties.

  • Assists as needed to prepare vacant apartments for move-in.

  • Assists with the identification and correction of hazardous community conditions.

  • Assist with daily property tours to identify maintenance needs and safety hazards. Report findings to the community manager and maintenance supervisor. May assist with hazard repairs.

  • Collaborates with the Community Manager, Maintenance Supervisor, and maintenance staff to determine equipment and supply needs.

  • Other duties as assigned.

You Have


  • Minimum of three year’s experience with grounds maintenance supervision.

  • Working knowledge of building maintenance, repair, and preventative maintenance programs, irrigation, and pool systems.

  • Basic computer skills/knowledge required to perform job functions.


  • Ability to work independently with minimal supervision and excellent time management skills; ability to prioritize work functions and perform work in a safe manner.

  • Strong communication and interpersonal skills and a positive, team-oriented attitude

  • Ability to work with a diverse group of people and customers.


  • Required to provide own (industry-specific) hand tools.

  • A valid driver’s license and/or reliable transportation is required.

  • Must possess the ability to create and execute long-term and short-term plans.
