Responsibilities

What you'll be challenged to do:

 TranSystems has an immediate opening for a Land Research Specialist with strong problem-solving skills.  This person must have excellent written, communication, and math skills as well as the ability to multi-task several different responsibilities.  An individual that works well under pressure in a fast-paced team-oriented environment and knows how to prioritize as well as when to involve upper management is desirable for this position. This is a hybrid work opportunity availabe in the San Diego area. 

Primary Responsibilities:


  • Searching real estate records both online and in County Courthouses.

  • Pulling & understanding deeds, mortgages, contracts, easements, tax cards, plats, and other instruments required to complete a title search.

  • Analyzing titles and title reports and ensures title information is accurate.

  • Determining if restrictions, such as delinquent taxes, will affect titles and limit property use.

  • Executes the input of data concerning document terms and condition into a specific report medium.

  • Identifying key information about parcels and communicating such effectively to property owners and client.

  • Determining if restrictions, such as delinquent taxes, will affect titles and limit property use.

  • Contract landowners regarding the acquisition of real property rights.

  • Perform job walks/inspect APNs to identify and determine potential covenants, conveyances, and restrictions.

Qualifications

What you bring to our firm:


  • Bachelor’s Degree in business, management, real estate, or urban planning or equivalent job experience preferred, but not required.

  • Minimum of 1 year of research experience, preferably in a tangentially related field.

  • Must be proficient with MS Office Suite, specifically Excel and Word, and Outlook

  • Must possess a valid driver’s license, a vehicle adequate for conducting regular business activities on a day-to-day basis that is covered by the minimum amount of liability insurance prescribed by State law.

  • Must thrive in a fast-paced, deadline-driven environment with multiple priorities.

  • Excellent written and verbal communication skills with a focus on attention to details.

  • Desire to learn about the Real Estate industry.

  • Able to become specialized in land title, regulatory matters, and acquisition matters.

  • Requires strong ability to create, edit, manipulate, and share files using Microsoft Word, Excel, Outlook, and SharePoint.

  • Exceptional organizational, planning, and prioritization skills.

  • Analytical, problem-solver, and detail-oriented.

  • Must be comfortable using a variety of different technologies in order to research and complete title work.

  • Able to ascertain types of title evidence required to obtain descriptions of properties and names involved.

  • Able to read, learn, and understand real estate and land rights terminology.

  • Actively engages multiple perspectives when solving problems, seeks to learn from peers, and encourages reciprocal learning among team members.

What we’d prefer for you to bring to our firm:


  • California real estate license is preferred, but not required.

This compensation range is specific to the State of California and takes into account the wide range of factors that are considered in making compensation decisions including but not limited to skill sets; experience and training; internal peer equity; licensure and certifications; and other business and organizational needs. The disclosed range estimate has not been adjusted for the applicable geographic differential associated with the location at which the position may be filled. At TranSystems, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $26-$34 per hour.
