Superintendent
General Description
The Superintendent is responsible for the supervision of the construction project resulting in successful project completion.
Key Responsibilities and Duties
Attend and participate in Safety Training Program and enforce safety procedures
Maintain responsibility for CPM job schedule performance with a thorough understanding of the critical path on a project, sequence of construction, project phasing, and various trade durations
Ability to create and maintain an accurate "six week look-ahead schedule"
Develop Owner and Architect's confidence
Assure work quality - Thorough knowledge and understanding of the quality level required on a Weaver Cooke built property, thorough understanding of waterproofing and the building envelope, utilizing WCC QC Checklist Program
Ability to prepare and maintain accurate and professional as-built drawings
Order materials and tools and plan supply allotment to avoid "crisis" buying
Prepare necessary reports (e.g. time sheets, work orders, daily reports, and invoice approval)
Document and complete all punch lists in a timely manner
Review all drawings, specifications, and subcontractor submittals
Chair or attend pre-job conference, regular subcontractor meetings
Document final close-out and Owner's acceptance
Perform manual work only in rare circumstances when, in employee's independent judgment, exigent circumstances require it
Ability to travel as required by management
Promote and support Lean Construction processes
Promote and support environment of Continuous Improvement
Minimum Skills or Experience Requirements
Engineering, Construction Management or Architectural degree, or equivalent experience (4 years as Assistant Superintendent)
Extensive field construction experience at supervisory level
Understand geotechnical, structural, and materials testing requirements and procedures.
Ability to establish control lines and grades
Experience managing the installation of public utilities
Knowledge of sediment and erosion control
Ability to read and comprehend all contract documents
Thorough technical knowledge and understanding of site development trades, structural trades, and building envelope trades
Thorough technical knowledge and understanding of all mechanical, plumbing, fire protection, and electrical trades
Thorough technical knowledge and understanding of all finish trade work, fair housing, and ADA codes
Experience managing, coordinating and obtaining close-in inspections and certificates of occupancy
Current OSHA 30 Safety Trained Certification, or achievement of within six months of hire, maintenance of active certification status
Working knowledge of all crafts (ability to read and understand specifications for all trades), and prior experience as foreman or journeyman in at least one trade, or project engineer
Knowledge of OSHA laws
Knowledge of job scheduling, planning, expediting and cost control
Ability in problem-solving
Strong sense of urgency
Work Environment and Physical Demands
Exposure to weather, vibration, dust and fumes
Requires frequent stooping/bending/crouching, reaching, handling, finger dexterity, sitting, standing, walking, and lifting 50 or more lbs
Constant ability to see details at close range and at a distance, hear, and talk, and possess depth perception
Occasional climbing and carrying, proximity to moving mechanical parts, working in high exposed places
