POSITION SUMMARY

The Commercial HVAC Technician position is responsible for performing routine and preventive maintenance tasks, facility safety inspections, and regular clean up and maintenance tasks as assigned in conjunction with the overall purpose of Holland Hall.  A high school diploma or equivalent along with an EPA Universal refrigerant license is required.  

SUPERVISORY RESPONSIBILITIES

DUTIES

Under the direction of the Director of Facilities, the employee in this position will perform routine maintenance functions to include but not limited to:


  • Operating the facility’s mechanical, electrical, plumbing and building systems. 


  • Operating boilers, chillers and associated machinery to maintain proper environmental controls.


  • Scheduling and performing HVAC preventative maintenance including changing filters in air handlers and fan coil units.


  • Servicing motors, bearings, and belts on related equipment.


  • Maintaining Split AC systems.


  • Maintaining and replacing light fixtures and ballasts.


  • Cleaning and maintaining boilers, chillers, and air handler rooms.


  • Scheduling Energy Management tasks. 


  • Performing regular facility inspections of such items as sprinkler systems, pressured systems, and valves. 


  • Inspecting building areas for compliance with local building and fire regulations.


  • Inspecting and repairing interior and exterior plumbing fixtures.


  • Inspecting and maintaining emergency and lighting.


  • Driving a class B or C bus as needed for school functions.


  • Operating a lift.


  • Assisting in moving furniture and equipment as needed. 


  • Other duties as required to fulfill the overall purpose of Holland Hall.

EDUCATION AND EXPERIENCE


  • High School Diploma or Equivalent required.


  • EPA universal refrigerant license is required.


  • Minimum of five years of commercial HVAC experience in preventive maintenance and repairs along a strong mechanical aptitude. 


  • Experience using work order software and Google programs.


  • Class B CDL with passenger and school bus endorsement or the ability to obtain one within 90 days.

  • Ability to read and understand blueprints, floor plans, and mechanical drawings.


  • Good organizational skills and the ability to handle several projects at the same time.


  • Good written and verbal communication skills.


  • Ability to function in a private school atmosphere.


  • Ability to work with various school and volunteer organizations.


  • Regular attendance is required for successful completion of job duties.

WORKING CONDITIONS AND PHYSICAL REQUIREMENTS


  • Workday regularly includes multiple or conflicting demands, deadlines and time pressures. Must be willing to work different shifts as needed.


  • Ability to lift 50-80 pounds when necessary.


  • Work requires considerable physical effort and manual dexterity in both hot and cold temperatures for extended periods of time.


  • Able to work in inclement weather if necessary.


  • Good close, distance, and color vision and depth perception.


  • Other activities include walking, standing, bending, kneeling, lifting, talking, hearing and visual acuity.
