Location: Morrisville, P.A.

Silvi Materials, a progressive, integrated, manufacturer and supplier of Ready-Mix concrete and construction materials is seeking a Director of Real Estate and Development to manage real estate acquisition, disposition, management, leasing and permitting throughout its multi-state presence.

The primary responsibility of this position is to oversee all steps in the corporate real estate process which include collecting market data; overseeing site selection; evaluating sites; previewing sites; preparing materials for client inspections and handling other tasks which arise during a commercial real estate transaction, as well as mergers and acquisitions. The Director of Real Estate and Development will manage land development and permitting at all Silvi sites and future acquisitions. This position will have one direct report that handles administrative tasks related to the above responsibilities.

Essential Duties and Responsibilities

Property Development:

Identify and research properties for acquisition in desired areas. Work with Corporate Counsel and Ownership to place sites under contract.

Analyze, develop and present real estate alternatives to senior management for review and/or approval.

Coordinate due diligence as needed with respect to real estate purchases and mergers/acquisitions.

Coordinate closings.

Supervise real estate appraisals, purchases, and inspections.

Manage construction and building permits and update schedule regularly;

Ensure renewal all regular/minor permits and keep site permitting records up to date;

Quarterback land use applications with appropriate agencies and see such applications to successful conclusion.

Leasing:

Prepare analysis and recommendations for lease amendments, extensions and renewals.

Coordinate lease administration including initiation, management and termination.

Frequently interface with client, building owners, property managers and real estate brokers.

Prepare lease activity updates, regular financial reports, and validate invoices.

Respond to tenant needs and coordinate with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants.

New customer acquisition activities, ensuring a more effective identification and cultivation of potentially high-value relationships.

Source new Tenants (manage broker/marketing process).

Prepare financial analysis to support business objectives.

Prepare and review monthly financial statements, including analysis of monthly and year-to-date variance, rental payment summaries, and verification of Rent Rolls.

Prepare annual rental obligation budgets, mid-year budget re-forecasts and three-year budget forecasts.

Manage vendor and contractor bid process for capital and maintenance projects.

Monitor CAM estimates and the annual CAM reconciliation process.

Property Disposals:

Manage marketing process, including soliciting opinions of values and retaining brokers.

Qualify buyers; assist in negotiating letters of intent.

Coordinate Buyer's due diligence process.

Coordinate closings.

Qualifications:
  • Bachelor of Science or Bachelor of Arts, preferably in Business Management, Sales, Finance or Real Estate related fields; MBA preferred. Juris Doctorate preferred but not required.
  • 5+ years of experience with land development, acquisition, and permitting. Additional experience is preferred but not required.
  • Proficiency in Excel.
  • Ability to coordinate activities of outside brokers and vendors with respect to identifying potential real estate acquisitions, negotiating terms, and closing sales/purchases.
  • Experience managing due diligence activities for small mergers and/or acquisitions.
  • Proven outstanding communication capabilities. Ability to provide professional references.
  • Ability to manage multiple projects and handle the pressure in a fast-paced environment.
  • Ability to accept, appreciate, and facilitate change.
