Facilities Services Division provides quality customer service by maintaining a safe, healthy, and aesthetically pleasing environment in which students, faculty, and staff can function and accomplish their educational objectives and by supporting a patient care culture that continuously improves. Facilities Services' responsibilities include Interior and Exterior Facilities Support, Construction, Space Management, and Environmental Services.



Job Summary


This position will perform repairs and maintain the heating, ventilation, and air conditioning (HVAC) equipment for Augusta University. Work will be primarily on the Health Sciences campus, but may support all other campuses as well. This position is primarily responsible for troubleshooting, repairing, and maintaining HVAC equipment, exhaust fans, fume hoods, and DDC control equipment. This work may include the testing of electrical circuits and electrical components. Preventative Maintenance will be performed on air cooled chillers, air handling units, package units, DX units, and any other HVAC related equipment on AU's campuses that is assigned. The position will also be involved with the building automation system, Metasys. Successful candidate must have knowledge of chilled water systems, boiler systems, heating water systems, HVAC systems, and have good electrical knowledge and skills. The working hours for this position are 8:00am to 4:30pm Monday through Friday. This position will be required to report to emergencies that may extend outside normal working hours, and may included weekends, holidays, and evenings. This position will be on call seven days a week on a rotating basis.



Responsibilities


The responsibilities include, but are not limited to:



HVAC work orders



Respond to and complete HVAC related work orders. Troubleshoot and repair HVAC refrigerant systems and other associated equipment such as fan coils, power induction units, air dryers, exhaust fans, fume hoods, fans, and larger air handling units with internal components. This may include humidification equipment and systems. Will need to obtain vendor information and consult drawings and schematics as well as operations and maintenance manuals as needed. Purchase required parts and supplies following AU purchasing polices and guidelines.



Building Automation System



Perform duties with the building automation system, Metasys, by changing set points as needed, adding trends, alarms, and alarm parameters. Work on energy management hardware and DDC control equipment for valve and damper control actuators.



Preventative Maintenance



Perform preventative maintenance (PM) on HVAC equipment to include larger air handling units, DX units, fan coil units, control air dryers, and air cooled chillers. Complete PM work orders and provide input to Supervisor regarding PM tasks and frequency. Will need to obtain vendor information and consult drawings and schematics as well as operations and maintenance manuals as needed.



HVAC related shut downs



Set-up, perform, and support shutdowns of various HVAC related equipment as required by Facilities Operations or others.



Other Duties



Perform other duties as required and assigned by Supervisor.



Required Qualifications



Educational Requirements



High school diploma, GED or equivalent from a recognized State or Federal accrediting organization and completion of HVAC program at vocational school and 5 years of relevant experience and EPA certification.



Other Required Qualifications



Valid drivers license to drive State vehicles



Preferred Qualifications



Preferred Experience



Experience with Johnson Controls Metasys, and eight or more years of applicable experience.



Knowledge, Skills, & Abilities



ABILITIES



Ability to use a building automation system, preference to Metasys


Ability to provide good customer service


Proficient with a computer and computer applications


Ability to learn quickly and be flexible, adapting to changing work environments



KNOWLEDGE



Knowledge of heating water and chilled water systems


Knowledge of HVAC components and their functions


Knowledge in electrical systems 12 volt to 480 volt



SKILLS



Planning and organizing the most cost effective use of materials, manpower, and equipment necessary to safely perform daily assignments to provide timely support to campus customers, campus security, and employee safety. Must be able to communicate effectively in person, in meetings, on the phone and via email. Must have an ability to memorize and recall details and transmit that information in verbal, written, or electronic communication. Must have substantial manual dexterity, a sense of touch, ability to see, ability to distinguish between colors, ability to learn, retain, and recall work details.



Shift/Salary/Benefits

Pay Grade: 11


Salary to be commensurate with qualifications of the selected candidate within the established range (generally minimum-midpoint) of the position
