Multifamily Construction Analyst

About the Role:
At ColRich, you will work with leading multifamily industry professionals in a fast-paced, high-energy environment where your success is measured by the impact you make. As an Analyst at ColRich, you will play a crucial role in optimizing our operational processes to drive efficiency and maximize productivity within this department. The selected individual will work closely with the Multifamily Operations & Construction team, assisting Department Managers with the oversight of a 18,000+ unit portfolio of apartments including stabilized, value-add and newly constructed assets. This position will join our growing operations team and tackle key projects paramount to the growth of the company. The ideal candidate has a natural curiosity to learn, a passion for solving difficult problems, and an expert ability to organize data through tables, charts, reports, and more.
Specific responsibilities include:
Unit Renovation Department
Maintain and update cost tracking and cost matrix for unit renovation projects
Analyze unit turn data to identify trends and improve efficiency
Generate and maintain reports for key meetings, providing insights and performance data allowing for strategic decision making
Solicit bids from vendors and contractors and compare proposals to ensure cost-effectiveness and quality
Track, analyze, forecast, and reforecast unit renovation progress & costs against the business plan
Multifamily Construction/Operations Department
Create and maintain reports and trackers for recurring departmental meetings
Track, analyze, forecast, and reforecast capital projects progress & costs against the business plan
Develop specialized presentations for senior management/partners and department meetings, incorporating relevant data and analysis
Create complex queries in excel pulling data from multiple sources
Develop and maintain key performance indicators (KPIs) to monitor operational performance within the department
Utilize project management platform to track project milestones and report on portfolio performance
Coordinate team meetings, schedule appointments, and distribute meeting materials as needed
Undertake special projects and tasks as assigned by the Multifamily Construction Manager, contributing to departmental objectives and initiatives
Requirements:
Very strong financial/analytical Excel modeling skills
Proficient in all other MS Office applications
Construction or multifamily real estate experience a plus but willing to train the right person with the right attitude
Ability to work both independently and as part of a team
Utilize best judgment to meet deadlines and work under pressure
Strong multi-tasking skills and extreme attention to detail
Excellent communication skills: verbal, written, and interpersonal
Highly organized and good at taking direction
Comfortable with change; ability to shift focus or direction quickly
Willingness to travel (although may not be common)
Full-time in office
Bachelors degree in business, data analytics, real estate or some related field of study
