Job Description:

The Facilities Manager is accountable for maintaining and managing all operations within the Carlisle campus buildings, encompassing HVAC, plumbing, electrical, general upkeep, grounds maintenance (including landscaping and snow removal), security, and fire protection systems. This role involves supervising technicians, service contractors, and vendors to ensure the seamless execution of these responsibilities. Additionally, occasional assignments beyond the campus may be delegated through collaboration with Central Engineering.

Key Responsibilities:

Supervision and Coordination:
  • Lead a team of technicians, contractors, and vendors in executing maintenance tasks.
  • Coordinate with Central Engineering for assignments outside the campus as necessary.

Vendor and Contractor Management:
  • Identify and contract suitable vendors for landscaping, snow removal, HVAC services, housekeeping, and other maintenance needs.
  • Ensure compliance with regulatory requirements and safety standards for contracted work.

Maintenance and Compliance:
  • Oversee maintenance of building systems, fire protection systems, security systems, and regulatory compliance for water, sewer, and stormwater systems.
  • Conduct internal maintenance and inspections of fire protection systems in collaboration with plant maintenance personnel.

Budgeting and Documentation:
  • Prepare annual budgets for major maintenance activities and infrastructure upkeep.
  • Document space utilization, facilitate office re-arrangements, and manage space allocation on campus.

Technical Expertise and Software Proficiency:
  • Possess knowledge of building systems, regulatory specifications (EPA, OSHA, NPDES), building codes, and local requirements.
  • Utilize computer software such as MS Office Suite, SAP, Autodesk AutoCAD, Adobe Acrobat, and/or Bluebeam Revu for efficient operations.

  • Quickly diagnose problems and determine appropriate corrective actions.
  • Analyze situations to determine whether work should be outsourced or insourced based on schedule, performance, and cost considerations.

Follow-up and Execution:
  • Demonstrate a proactive approach to follow-up and ensure projects are completed as per requirements.
  • Possess negotiation skills for managing contracts and vendor relationships effectively.

Education & Experience Requirements:

Education

Bachelor's Degree in a technical field such as Mechanical or Electrical is preferred

Equivalency

Associates Degree in a technical field with a minimum of 10 years work experience in a technical or skilled trade such as HVAC, building construction, electrician, etc.

Experience

A minimum of 10 years working in an industrial or technical field.
