Job Description:

The Director of Land Development will play a pivotal role in leading and overseeing all aspects of land acquisition, entitlement, and development processes for residential projects. This position requires a strategic thinker with a proven track record of successful land development initiatives, strong leadership skills, and a deep understanding of the residential homebuilding industry.

Primary Responsibilities:
• Strategic Planning: Develop and implement comprehensive land development strategies aligned with the company's growth objectives and market opportunities.
• Land Acquisition: Oversee and evaluate potential land acquisition opportunities, conduct feasibility studies, negotiate land purchase agreements, and manage due diligence processes.
• Entitlement and Permitting: Lead the entitlement process for new residential developments, including zoning approvals, permitting, environmental assessments, and regulatory compliance.
• Financial Management: Oversee budgeting, forecasting, and financial analysis for land development projects, ensuring profitability and cost-effectiveness throughout the development lifecycle.
• Project Management: Direct and coordinate all aspects of land development projects, including site planning, engineering design, infrastructure construction, and landscaping.
• Team Leadership: Recruit, develop, and mentor a high-performing land development team, providing guidance, support, and leadership to achieve departmental goals and objectives.
• Stakeholder Engagement: Cultivate and maintain strong relationships with internal stakeholders, external partners, government agencies, and community stakeholders to facilitate successful project outcomes.
• Risk Management: Identify potential risks and challenges associated with land development projects and implement proactive strategies to mitigate risks and ensure project success. Lead crisis response and mitigation processes whenever emergencies during development process.
• Market Analysis: Conduct market research and analysis to identify emerging trends, opportunities, and competitive threats in the residential real estate market, informing strategic decision-making and project planning. Anticipate and adapt development strategies to market conditions remaining updated on local market consumer preferences and regulatory shifts
• Quality Assurance: Maintain high standards of quality and design excellence in all land development projects, ensuring alignment with company brand and customer expectations.
• Complete other tasks and duties as assigned.

Required Skills:
• Proven track record of successful land acquisitions, entitlements, and development projects.
• Strong leadership abilities with the capacity to inspire and motivate cross-functional teams.
• Excellent communication and interpersonal skills, with the ability to effectively interact with internal and external stakeholders.
• In-depth knowledge of land use regulations, zoning ordinances, and permitting processes.
• Strategic thinker with the ability to analyze market trends, evaluate risks, and make informed decisions.
• Excellent understanding and practice working in legal aspects such as contracts, easements, property rights, and zoning & permitting.
• Strong financial acumen with proficiency in financial modeling and forecasting.
• Proficiency in project management software, financial modeling, and Microsoft Office Suite.

Required Education/Experience:
• Minimum of 10 years of progressive experience in land development, preferably in the residential real estate industry.
• Bachelor's degree in civil engineering, urban planning, real estate development, or related field required - or - significant years of experience exhibiting successful land development experience.

Preferred:
• Professional certifications or licenses in relevant field are a plus.

  • Ability to remain in stationary position or standing position for prolonged periods and alternate between
  • Ability to repeat gross or fine manipulation that may include the use of wrists, hands, and/or fingers
  • Ability to constantly communicate with others to exchange information in person, via phone, or via use of computer.
  • Ability to occasionally lift, carry, push, pull, or move objects up to 25 pounds in weight in all directions
  • Ability to occasionally reach overhead or at or below shoulder level
  • Ability to occasionally stoop, crouch, or kneel
