With more than $2 billion in real estate undergoing planning and development, their projects include condominium buildings, condo-hotel concepts, mix-used neighborhoods and master planned destinations.

About the position. The Director of Construction will report to the Vice President of Development and work closely with the Development Team to be involved in feasibility analysis, pre-construction budgeting and plan check, working drawing documentation, management of the general contractor during construction, FF&E coordination and, delivery of all projects in close coordination. The Director of Construction provides day to day guidance to Construction Managers, ensuring timely, and cost effective delivery of premium residential homes. Responsibilities will include but are not limited to:
  • Ensure that pertinent construction information is provided to the contractor and the development team in a timely manner to ensure the overall success of the development.
  • Responsible to the Vice President of Development to ensure the bottom-line construction budget of assigned construction projects, schedules and quality of construction.
  • Support and implement company construction systems and policies that enable the project team to work efficiently and effectively towards our individual and common goals.
  • Progressively identify, manage, mitigate and report project risks and potential impacts on the agreed upon project deliverables.
  • Mitigate cost risk by providing estimates, and preconstruction analysis during land acquisition due diligence and pre-construction through the design phase.
  • Provide input to the development manager to ensure appropriate consultants are hired to develop the project in accordance with the plan.
  • Perform reviews of electrical, mechanical, structural, landscape, architectural, and interior design drawings and specifications. Ensure that all of the above are properly coordinated and adequately reflect the commitment made by Company in the contract.
  • Evaluate design alternatives, and work with the development team to review options with appropriate marketing and sales, design, and construction team members.
  • Ensure that the construction tender pricing is in accordance with the construction budget in the project proforma.
  • Manage the tender process and make recommendations to the VP of Development on the selection of the general contractor.
  • Ensure that appropriate insurance is in place prior to commencement of construction.
  • Maintain construction files including contact documents, permit documents, consultant instructions, change orders, meeting minutes, correspondence etc.
  • Review critical shop drawings to ensure conformance with the project design and quality expectations.
  • Ensure all applications have been made for homeowner warranty programs.
  • Maintain construction files including contract documents, insurance certificates and claims, permit documents, consultant instructions, construction contract changes, meeting minutes, correspondence etc.
  • Quality Assurance: Implements rigorous quality control procedures to ensure that construction projects meet or exceed the company's quality standards and expectations.
  • Formal yearly performance reviews, creating action items for areas of improvement.

What you need. To be a hero in this organization, the Director of Construction will have:
  • 15+ years of relevant project experience in large-scale premier real estate development of mixed-use and multi-family housing
  • Bachelor's and/or Master's degree with concentration in construction management, business, urban planning, architecture, civil engineering or a related field
  • Work experience and knowledge of greater Scottsdale area markets strongly preferred.
  • Highly motivated, resilient, organized and self-directed individual capable of taking on all facets of project and team management.
  • The Director of Construction must have a significant track record of Construction Management as Owner's Representative and team management positions and had experience of leading teams of Superintendents and Project Managers
  • 10+ years demonstrated leadership and managerial skills with the ability to inspire and motivate teams to achieve project goals and maintain high performance standards.
  • Experience in the full development delivery cycle (feasibility through delivery), inclusive of low, medium, and high density for sale residential/mixed-use development
  • Strong financial acumen and experience in budgeting, cost control, and financial analysis for construction projects.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders, including contractors and government agencies.
  • Must have knowledge of construction estimating, FF&E and procurement processes.
  • Understand basic revenue models, P/L, and cost-to-completion projections.
