The Estimator manages the budget, trade partner bids, and material take offs for key client projects from initial project conception to completing the Issue for Construction documents. With the help of both internal and external resources, the Estimator is responsible for the following phases:
Project Design
Review initial scope of work and design with Preconstruction Manager (PCM)
Identify and review gaps in scope of work with PCM
Detailed Development
Prepare work to be estimated by gathering scopes of work, blueprints, specifications, and related documents.
Identify labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents.
Develop and submit vendor and subcontractor requests for quotes (RFQ's)
Collect and review preliminary information from trade partners.
Save all bid documents (quotes, scopes, RFQ's, details) in an organized manner
Transpose bid costs accurately to estimate excel sheets
Assign accurate phase codes to cost areas during bidding process
Compute costs by analyzing labor, material, and time requirements.
Review and resolve bid discrepancies by collecting and analyzing information.
Review completed estimates with PCM
Prepare special reports by collecting, analyzing, and summarizing information and trends. Maintain technical knowledge by attending educational workshops and reviewing technical publications.
Display readiness to acquire new knowledge and develop through team collaboration
Manage the high stress of tight deadlines and the primary responsibility of accurately forecasting the budget for a project
Material list and bid execution
Verify and adjust material books, sub quotes, and vendor quotes for accuracy
Confirm material books have accurate phase codes
Collaborate with Account Manager, Project Manager, and PCM to determine vendors to be used
Hand off all subcontractor information to Project Manager for their development of subcontracts and bid awarding
Work with PCM and purchasing to turn all quoted and estimated items into executable items
Project review and updates
While limited, assist the PCM with change order bidding and if the project does not have a dedicated PCM
Coordinate progress site visits with PCM, Project Manager, and Director of Preconstruction
Participate on pre/post-construction meetings with the sales team, project managers, PCM's, drafters, and operations
Participate in project update meetings if the project does not have a dedicated PCM and when requested
Utilize financial reviews to provide insight on opportunities to improve on future projects. Financial reviews to be completed by the estimator during the construction phase of the project if the project does not have a dedicated PCM. Financial reports to be provided to the Director of Preconstruction
All projects are different. Responsibilities vary with the type and complexity of the project.
The successful candidate will have excellent management skills, problem-solving abilities, self-discipline, natural curiosity, and a desire to understand the "why" of any situation. The ability to plan and organize is essential.
The candidate will be expected to work independently and exercise good judgment to communicate potential problems, obstacles, and the need for additional resources as necessary to maintain the project budget. This position reports directly to the Director of Preconstruction.
Responsibilities:
Meet with Heartland Builders team and/or client to understand and document project objectives and requirements for each project
Coordinate and manage internal resources and trade partners throughout the execution of the project design
Develop budgets and estimated costs as needed throughout the design process
Turn budgets and estimates into executable material books and purchase orders
Create and maintain comprehensive project documentation
Establish and maintain relationships with trade partners
Continuously perform risk management to minimize project risks
Report and escalate to management as needed
Use and continually develop leadership skills
Attend conferences and training as required to maintain proficiency
Perform other related duties as assigned
Requirements:
Proven working experience in the development of design bids and coordination
Excellent written and verbal communication skills
Solid organizational skills, including attention to detail
Strong working knowledge of Microsoft Excel, Word, and Outlook

Work Environment:
This position may be remote, or office based in Columbus, Nebraska.
May be asked to travel to a job site to clarify the proposed job or job site visit during or after project.
Walking uneven terrain, climbing stairs and ladders, walking the attic, or restricted space access may be required at the client site.
