Position Overview:

This position will be required to assist the superintendent in all aspects of multi-million dollar construction projects including, without limitation the completion and conformance of the Work per construction documents, maintenance and administration of the construction schedule, coordination of subcontractors and vendors, conformance to design parameters, quality control, on-site safety, management of budget and subcontractor costs in relation to change orders, and subcontractor and community relations.

Requirements:
  • This position requires the ability to relocate to current job site/future job sites.
  • Multifamily and Student Housing Construction Expertise preferred: Demonstrated knowledge and experience in multifamily and student housing construction is essential. Familiarity with the specific nuances, regulatory considerations, and industry best practices associated with these types of projects is required. Understanding the unique demands and intricacies of these construction categories will be integral to successfully overseeing and managing related projects.
  • Proficiency in Microsoft Office; experience in scheduling software like Microsoft Project, Procore, Primavera is advantageous.
  • In-depth understanding of building codes and the ability to research, comprehend, and apply them to the project.
  • Strong leadership skills, ability to provide clear direction, resolve conflicts, and foster teamwork.
  • Commitment to project deadlines, willingness to work long hours, and dedication to achieving on-time project completion.

The Superintendent will be required to supervise all on-site aspects of multi-million dollar Multi-Family construction projects including, without limitation the completion and conformance of the Work per construction documents, maintenance and administration of the construction schedule, coordination of subcontractors and vendors, conformance to design parameters, execution of the company's quality assurance/ quality control methods, on-site safety monitoring and education, assisting the project manager in the management of budget and subcontractor costs in relation to change orders, and subcontractor and community relations. In depth understanding of building codes and the ability to research, understand, and implement building codes per the project location. Willingness to communicate, coordinate, and resolve situations with the local authorities having jurisdiction.

The following items include but are not limited to the Superintendent's daily duties:
  • Monitor critical path of construction schedule and ensure timely communication with subcontractors and vendors for milestone completions.
  • Assist Project Manager in developing and updating project schedules to meet required dates.
  • Foster positive relationships with on-site staff to maintain project morale.
  • Facilitate, document, and lead weekly subcontractor and safety meetings.
  • Ensure thorough understanding of contract documents and assist Project Manager in on-site procedures development.
  • Coordinate with Project Manager in OAC meetings and communication with design consultants.
  • Plan and review construction program including quality control, safety practices, and logistics.
  • Coordinate, monitor, and inspect subcontractor activities alongside Assistant Superintendent(s).
  • Verify subcontractors' contractual requirements before work begins on site.
  • Conduct pre-construction meetings with subcontractors and review/approve submittals.
  • Review subcontractor applications for payment to prevent overbilling.
  • Manage general condition budgets and ensure compliance with plans and specifications.
  • Document daily job site activities and ensure compliance with permits and safety regulations.
  • Coordinate with inspection agencies and address safety deficiencies.
  • Review subcontractor reports, as-built prints, and requests for payment.
  • Assist in preparing monthly requisitions and close-out documents.
  • Complete punch list and warranty work in accordance with contract documents.
  • Review and finalize redlined as-built plans.
