Job Description Summary

The Portfolio Manager position is an integral part of our client strategy and requires an individual that is highly solutions oriented, skilled at creative problem solving and leverages innovation to provide best in class solutions. Additionally, the role requires extensive interaction with owners, executives and corporate team members advancing the goals of the organization. The role requires extensive knowledge of budgeting, capital projects, cost maintenance, income generation, personnel practices, landlord / tenant law and financial analysis.
Job Description



ESSENTIAL JOB DUTIES:


  • Identify community goals and objectives

  • Partner with Property Manager on yearly operating budgets, sales/marketing efforts and staff development plans

  • Implementation of effective cost control, revenue maximization, and delinquency management measures

  • Effectively maximize rental and ancillary income

  • Ensure all required weekly, monthly, and quarterly reports are completed accurately and promptly

  • Train and motivate Associates to achieve leasing, service, and capital improvement goals

  • Maintain product knowledge of the portfolio and that of major competitors

  • Identify and implement new revenue streams

  • Identify policies and procedures required to achieve community and ownership goals

  • Participate in the hiring and training of all new team members in conjunction with the training manager and human resources


COMPETENCIES:

  • Experience working with financials and budgets, general office, bookkeeping and sales skills

  • Proficiency in Yardi property management software and related software applications

  • Advanced budgeting and operations knowledge

  • Comprehension of legal responsibilities of the properties

  • Exceptional organizational skills, communication and attention to detail

  • Self-starter with proven track record of mentoring and modeling professional property management skillset

  • Team player

  • Other duties as assigned


IMPORTANT EDUCATION:

  • Bachelor's Degree required


IMPORTANT EXPERIENCE:

  • 7+ years of related experience

  • 4+ years of Management experience

  • CPM or CAPS, preferred


WORK ENVIRONMENT



This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.



PHYSICAL DEMANDS



The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee must be able to travel up to 15% of the time. Travel may vary in frequency and duration. The employee must demonstrate the ability to exert up to 15 pounds occasionally, and/or up to 15 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.
