Job Description:

Our client a well established private homebuilder in Southern California is seeking a purchasing director. This person will be responsible for overseeing all aspects of the purchasing process, from sourcing materials and negotiating contracts to managing vendor relationships and optimizing costs. You will play a critical role in ensuring the timely and cost-effective acquisition of high-quality materials and services to support our construction projects. Your strategic leadership, procurement expertise, and ability to collaborate with cross-functional teams will be essential in driving operational excellence and achieving this company's goals.

Key Responsibilties:

  1. Strategic Procurement Planning:
  • Develop and implement strategic purchasing plans and policies aligned with company objectives and project requirements.
  • Conduct market research and analysis to identify cost-saving opportunities, trends, and best practices in procurement.
  1. Vendor Management:
  • Identify, evaluate, and select suppliers and subcontractors based on quality, reliability, and cost-effectiveness for both land and vertical construction.
  • Negotiate contracts, terms, and pricing agreements with vendors to ensure favorable terms and conditions for the company.
  • Establish and maintain strong relationships with key vendors, fostering collaboration and resolving issues proactively.
  1. Material Sourcing and Inventory Management:
  • Order and ensure timely availability of materials.
  • Coordinate with construction teams to forecast material requirements and anticipate project needs.
  1. Cost Control and Budget Management:
  • Analyze purchasing trends, costs, and supplier performance to identify opportunities for cost savings and process improvements.
  • Monitor and manage purchasing budgets, tracking expenses, and variance analysis to ensure adherence to financial targets.
  • Implement cost control measures and value engineering initiatives to optimize project profitability without compromising quality.
  1. Compliance and Risk Management:
  • Ensure compliance with regulatory requirements, building codes, and industry standards in all purchasing activities.
  • Mitigate procurement-related risks by implementing robust contract management processes and supplier performance metrics.
  • Stay abreast of industry developments, regulations, and emerging trends to mitigate potential disruptions to the supply chain.
  1. Team Leadership and Development:
  • Provide leadership, direction, and mentorship to the purchasing team, fostering a culture of collaboration, accountability, and continuous improvement.
  • Conduct performance evaluations, set goals, and provide training and development opportunities to enhance team effectiveness and capabilities.

Qualifications:
  • Bachelor's degree in Business Administration, Supply Chain Management, construction, or related field a plus.
  • Proven experience in procurement and purchasing for a homebuilder for both offsite and onsite purchasing.
  • Strong understanding of construction materials, building codes, and industry regulations.
  • Demonstrated success in negotiating contracts, managing vendor relationships, and achieving cost savings targets.
  • Excellent analytical, negotiation, and problem-solving skills.
  • Proficiency in procurement software and Microsoft Office Suite.
  • Effective communication and interpersonal abilities, with the ability to collaborate with cross-functional teams.
  • Leadership qualities, including strategic thinking, decision-making, and team management skills.
