Director of Preconstruction

New Britain, CT

SUMMARY:
  • We are a premier developer in the tri-state region providing quality services and attention to detail to the retail, medical, and multi-family sectors. Their growth over the last several years has been remarkable and well-noticed in the industry and has received multiple awards for the outstanding and unique projects it has delivered to the real estate market.
  • We are expanding its construction management team! Looking to hire an experienced full-time Director of Preconstruction for projects primarily in Connecticut. The Director of Preconstruction is responsible for overall project planning, scheduling, bidding, and transitioning all projects into construction phase.

RESPONSIBILITIES:

Oversee all preconstruction activities, including but not limited to, project estimating, budgeting, and scheduling.
  • Develop and implement preconstruction strategies and processes to ensure project success.
  • Collaborate with ownership, design teams, municipal and state authorities.
  • Lead the RFP and bid process, including preparation, submission, and negotiation of proposals.
  • Collaborate with project managers and other team members to ensure seamless transition from preconstruction to construction stages.
  • Provide technical guidance and leadership to preconstruction team members.
  • Build and maintain relationships with clients, subcontractors, and other stakeholders.
  • Review and analyze project plans and specifications to identify potential issues and develop solutions.
  • Stay abreast of industry trends and advancements in preconstruction technologies and methodologies.

QUALIFICATIONS:

To be considered for the Director of Preconstruction role, you must have:
  • A minimum of 10 years of experience in preconstruction, with a focus on estimating and budgeting projects over 50,000 SF
  • Proven experience leading the RFP and bid process
  • Strong understanding of construction methods, materials, and regulations
  • Excellent leadership and team management skills
  • Exceptional communication and negotiation skills
  • Ability to analyze complex data and make informed decisions
  • Proficiency in relevant software, such as estimating and project management tools (Procore and MS Project proficiency required)
  • A degree in Construction Management, Architecture, or a related field is preferred
