Job Title: Assistant Rental Manager

Job Summary: The Assistant Rental Manager is responsible for assisting in the management of vacation rental properties to maximize occupancy and owner satisfaction. This role involves owner communication, guest communication, and administrative tasks.

Key Responsibilities:

Property Management:
  • Work with Department Managers/Staff to ensure properties are clean, safe, and well-equipped for guests.
  • Coordinate repairs and maintenance as needed and ensure that issues are resolved promptly.
  • Follow up with Guests and work with Owners regarding guest damages in a timely, efficient and professional manner.

Owner Services:
  • Respond to owner inquiries, requests, and issues in a timely and professional manner.

Marketing and Promotion:
  • Work with Marketing Department in the management of property listings on vacation rental websites and social media platforms.
  • Set pricing strategies to optimize occupancy and revenue.

Bookings and Reservations:
  • Handle guest inquiries, bookings, and reservations as needed.
  • Coordinate availability calendars and ensure accurate and up-to-date information.

Administrative Tasks:
  • Maintain records of rental income, expenses, and maintenance costs.
  • Generate reports for property owners to keep them informed of property performance.
  • Assist in budget management and financial forecasting.

Compliance and Regulations:
  • Stay up to date with industry trends and legal requirements.

Qualifications:
  • High school diploma or equivalent (Bachelor's degree in hospitality, business, or related field is a plus).
  • Current NC Real Estate License
  • Previous experience in property management, hospitality, or a related field is preferred.
  • Strong communication and customer service skills.
  • Proficiency in property management software and tools.
  • Knowledge of local vacation rental regulations and industry trends.
  • Attention to detail and excellent organizational skills.
  • Ability to work independently and handle multiple tasks simultaneously.
  • Availability to work weekends, holidays, and outside regular business hours, as needed.
