Job Description:

OVERVIEW

Responsible for negotiating, hiring, and managing trade partners and trade partner relationships by reviewing terms and conditions, scopes of work, establishing pricing, contract formulation, and any supplier management conditions affecting the organization. Responsible for all Purchasing and Permitting functions for communities as assigned.

PRIMARY DUTIES AND RESPONSIBILITIES
• Provide accurate and timely supplier and trade partner negotiations and contracting based on defined category selection criteria (i.e., cost, quality, productivity, service); negotiate, close, produce, and follow up on contracts, and facilitate performance monitoring.
• Assist in resolving issues and conflicts related to trade partner activities and payments.
• Maintain applicable purchasing data and databases.
• Control trade category costs by utilizing purchasing tools and methodologies.
• Organize and maintain material bids and takeoffs for each product.
• Verify estimates of costs and quantities of using estimating techniques.
• Perform cost and budget analysis and comparisons.
• Provide and maintains contract options and custom options (cost and retail); enters into designated system on behalf of Sales and coordinates directly with Sales Agent(s) for buyer confirmation.
• Prepare purchase orders/work orders and budgets for job starts; generates all POs and WOs.
• Manages impact of commodity fluctuations and problem solves to minimize impact.
• Collaborate with cross-functional departments as relating to Purchasing function.
• Facilitate development of and follow Purchasing Department and business processes, to include Scopes of Work and other contract-related documents.
• May monitor and distribute architectural and structural plans and lot-specific related documents.
• Apply for and manage permits and starts processes for assigned communities.
• Perform other duties as assigned by supervisor.
• Responsible for assigned Project Tracker and Assigned Communities categories.

REQUIREMENTS

EDUCATION
• Bachelor's Degree or equivalent, preferred.

TECHNICAL KNOWLEDGE & EXPERIENCE
• Related Functional Experience: Minimum 1 year.
• Excellent interpersonal and communication skills.
• Proficient computer skills (Excel, construction or purchasing systems, preferred).
• Ability to develop and improve trade partnerships.
• Business acumen including understanding the impact of purchasing costs on income statements, balance sheets, and cost structures.
• Purchasing and supply chain experience.
• Ability to negotiate in a cost transparent environment.
• Construction knowledge preferred; ability to read architectural plans and construction documents.
• Ability to work in continuous improvement environment.

PHYSICAL REQUIREMENTS
• Typical office environment; may be required to visit construction sites.
