Your New Company My client is a New Jersey based developer with an in-house construction management team operating across the state. They provide expertise in developing large-out-of-ground multifamily communities, commercial retail/office spaces, and public ocean front projects.
Your New Role &Responsibilities
Manage the estimating and procurement processes for new and existing projects
Coordination with the project management team, lead pre-construction cost planning including the development of conceptual, schematic and guaranteed maximum price "GMP" and Lump Sum cost estimates. Provide value engineering (VE) analysis as an integral part of establishing project control budgets
With minimal supervision, reviews all change orders in accordance with the client's approval process.
With minimal supervision, provide procurement services for the client, where applicable, for construction and engineering services, including preparing RFP and bid analysis
With minimal supervision, provide cost information on value engineering analysis
Review the contractors close out administration and ensure that they meet contractual requirements
Contribute to and understand the clients desired project outcomes, identify opportunities to add value to accomplish the desired outcomes
What You'll Need toSucceed
Bachelor's degree in architecture, construction management, engineering, an/or equal experience;
Minimum 15+ years direct experience in a owner developer and/or construction management firm. Core & Shell experience is a must.
Competent with PC-based estimating, scheduling and spreadsheet applications. These include: procore, planswift, cost X, and excel.
