The Role

The Project Executive owns and facilitates customer relationships. It shall be the Project Executive's function to generate sales of "Direct to Owner projects and Tenant Improvements within the buildings" and Full Mechanical services to existing and new customers. A special project has construction duration usually less than six months, and it is generally less than $1,000,000 in mechanical value, it is in usually an existing building, estimate prepared by the Project Executive and will not typically require a separate project manager. In most cases, this could be considered a tenant improvement. The customers are primarily Owners/ building managers and General Contractors. The Project Executive has at their disposal the engineering group for design-build projects. The Project Executive will be expected to estimate and manage any of his/her projects. Also, proposal writing assistance will be provided by the marketing department, if required.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Project Executive's duties and responsibilities may be specialized toward HVAC Plan/ Spec type projects or Design/Build type projects or a combination of both depending on the experience and qualifications of the individual.

General Duties and Responsibilities
  • Work with the Business Unit Leader on the business development plan
  • Sell HVAC and plumbing projects with minimal supervision
  • Accurately estimate and price the projects you sell
  • Effectively manage the projects sold
  • Build partnering relationships with Owners/ Building Managers, General contractors and consultants responsible for the decision-making process
  • Develop a network of contacts and exceed their expectations
  • Understand the customer's business and speak their language to demonstrate technical expertise to develop credibility, loyalty, trust, and commitment from the customer to the Project Executive and Hermanson Company
  • Have a working knowledge of the local construction marketplace
  • Have technical knowledge of mechanical system operations
  • Ensure satisfactory resolution of customer complaints
  • Develop sales strategies to maximize opportunities

Capabilities & Experience:
  • The position requires previous experience in evaluation, competitive environment assessment, value-based pricing, price to win analyses, and probability of winning. A proven track record of negotiation and closing high-value contracts involving strategic business relationships.
  • Contract negotiation with Owners/ Building management and GC executives, Sr. PM's & key personnel
  • Familiarity with estimating, project management, engineering functions and practices
  • Possess strong written and communication skills
  • Ability to positively influence and persuade others
  • A record of achievement in selling across market segments and to GC/owner accounts
  • Disciplined, strategic thinker and who quickly develops a holistic view of Hermanson's business, building and nurturing key relationships focusing on desired outcomes, creating a competitive advantage for the whole company
  • Trust & Relationship Development: Trust comes down to character, competence, trustworthiness & sincerity. Relationship development - being attentive to goals and desires of the customer; having the character qualities that decision-makers depend on and are willing to build a relationship with.
  • Knows the customer's business; possesses credibility and confidence to make recommendations and innovative solutions to the customer's goals and needs.
  • Skilled in executing sales processes in a complex sales environment (i.e., using strategic and consultative selling, skillfully navigating many decision-makers) and leading/managing his/her team through this sales process.
  • Adept at handling objections, welcoming customer concerns to understand better what is on the customer's mind.
  • Professional appearance, conduct, grooming, and business dress code that communicates professionalism, level of sophistication, intelligence, and credibility. Dresses to fit the business audience, this means a dress code one notch of formality above your audience.
  • This position is required to support field personnel and service our customers on projects. Depending on project requirements this may require full time presence on the site and in some cases, presence before and after the project scheduled hours. Flexibility on hours and location of work is dependent on project requirements as determined by your supervisor.
  • This position requires the ability to walk and maintain balance over rough, icy, or muddy ground, climb stairs and ladders, work safely at heights without fear, and to work effectively while exposed to the weather for long periods.

Education

Four-year University degree, preferably in engineering, architecture, construction management, or equivalent experience.
