Job Description:

Cambridge Properties operates as a full-service real estate development company active with retail and land developments, leasing, brokerage and property management. This position includes responsibilities for supporting and helping to manage various real estate functions and activities of the office related to leasing, development, and document management.

This position requires you to work in person at Cambridge's main office in Charlotte, North Carolina.

Responsibilities

Support for President, Leasing, and Development Teams:
  1. Preparation of Lease LOIs, Lease Agreements, Land Purchase Contracts, and Amendments
  2. Research trade area market demographics, Transportation, and Market Competition
  3. Research municipal fee structures, planning ordinances, overlay plans
  4. Prepare contract management schedules, critical dates, and calendaring
  5. Obtain proposals and quotes from consultants and contractors
  6. Assist the development team with acquiring/ ordering construction materials and equipment
  7. Provide administrative support for development activities, including phone support, typing, reports, filing, and distribution of correspondence
  8. Site and property visits/inspections, tenant meetings
  9. Lease Administration activities, including abstracting leases, amendments, and related documents
  10. Ensure adherence to all Landlord/Tenant responsibilities and obligations (e.g., Tenant maintenance agreements, COIs, etc.)
  11. Ensure tenant rent payments are received according to lease obligations
  12. Review and code all property-related invoices
  13. Coordinate with property vendors and service providers


Qualifications

Technical Skills
  1. 1. Proficient in Microsoft Office Applications. (Word, Excel, Power Point and Project)
  2. 2. Familiarity with Adobe Acrobat
  3. Familiarity with office equipment, functions
  4. Electronic document management methodology
  5. North Carolina Real Estate license (or willing to obtain license)
  6. North Carolina notary certificate (or willing to obtain certificate)

Interpersonal
  1. Maintain all development, financial and personnel information in strict confidence
  2. Work in a positive, effective manner with CPI personnel
  3. Act as a team player with ability to work independently
  4. Communicate any work/personal issues professionally and appropriately
  5. Demonstrate honesty and integrity in all business activities
  6. Represent Cambridge professionally when interacting with others


General Experience
  1. REQUIRED: 5+ years of experience in commercial real estate industry
  2. Prefer experience drafting and reviewing legal documents
  3. Strong attention to detail
  4. High level of organization
  5. Prefer experience with ESRI/ demographic programs
