Development Site Advisors® is seeking an Analyst Intern with knowledge of NYC Zoning, Feasibility, and Finance. In this role, you'll shadow our Associates and primarily focus on research as well as conducting due diligence for potential development sites in NYC. Leveraging your expertise, you'll perform market research, zoning analysis, financial analysis, valuation, and articulate massing for various scenarios.
Day-to-day, you'll work across multiple sites with various zoning regulations and lead the analytical aspects of real estate valuation, guiding decision-making towards optimal development scenarios. Additionally, you'll actively engage in development concepts to determine the highest and best use of properties and formulate development strategies.
Working closely with our Principals and Directors specializing in specific NYC neighborhoods, you'll gain exposure to the most complex asset class in commercial real estate of Development Sites, utilizing our innovative Development Site/Neighborhood Focused Platform™. We are considering both part-time and full-time applicants for this role and will eventually transition into a full-time Associate.
Qualifications:
Bachelor's degree in Real Estate Development or Architecture.
Profound knowledge of NYC zoning regulations, encompassing Commercial, Residential, and Manufacturing uses and zones.
Ability to apply zoning knowledge to generate development massing scenarios.
Familiarity with real estate concepts such as capitalization rates, data metrics, comparable sales, vacancy rates, and residual land value.
Ability to synthesize highest and best-use scenarios and facilitate decision-making processes.
Strong analytical, valuation, and financial modeling skills.
Attention to detail and adaptability to various tasks.
Excellent communication and interpersonal skills.
Proficiency in 3D modeling tools (Rhino, Sketchup), Excel, Costar, ZOLA, Microsoft Office Suites, and Adobe Creative Suite.
