Robert Half is partnering with a dynamic and national company seeking a skilled Construction Rehab Specialist to join their San Antonio team. This role is vital in supporting the company's mission to provide mortgage products and homeownership guidance for low-to-moderate-income home buyers while revitalizing urban areas in local communities.
As a Rehab Specialist, you will utilize your construction background to assess, process, and manage the approval and oversight of property-related conditions. Working from an office environment, supporting clients nationwide, you will communicate regularly with home buyers, contractors, and other vendors to assist with repair requirements, scope creation, submission of inspections, bids, rehab budgets, payment procedures, and overall rehab project facilitation.
Key Responsibilities:
Educate home buyers, real estate agents, and vendors about rehab requirements and processes.
Prioritize activities according to policies and national direction.
Engage in regular phone communication with home buyers, vendors, real estate agents, and others in support of each transaction
Review property inspection reports for code, safety, structural, and health defects.
Assess inspections, evaluations, work write-ups, bids, and additional cost information to determine the scope of work and costs necessary to create a final rehab budget and approve the rehab.
Collaborate with home buyers to approve final rehab budgets using contractor bids.
Review and clear re-inspections of negotiated seller-completed repairs.
Work with lenders to address final rehab repair conditions for loan approval.
Authorize project start, monitor progress, and communicate options for changes, payments, and dispute resolution.
Perform other functions related to project initiation, inspection reports, and change orders.
Qualifications:
Positive attitude with a strong work ethic
Effective written and verbal communication skills
Understanding of standard practices in residential construction
Five years or more in field experience related to residential or commercial construction.
High School Graduate or Equivalency - Required
Proficiency in Microsoft Office
Bachelor's degree in Residential Construction Related Fields - Preferred
License(s) or Certification(s) in residential repair trade services - Preferred
Multifamily property management, real estate brokerage experience, and/or knowledge preferred.
