Position Summary: Staff members in this position are responsible for operations and maintenance of building electrical and mechanical systems to ensure environmental conditions meet requirements for ongoing Bank operations, optimal efficiency and staff comfort. They provide support for small construction projects and office space re-configurations, and maintain specialty equipment.
Key Responsibilities:
Operates and maintains building electrical and mechanical systems equipment, including chillers, pumps, cooling towers,air-handling units, and associated components. Maintains and operates automated control systems for the building environmental, lighting, and emergency power systems. Installs and maintains office furniture including modular systems furniture.
Installs and maintains security, surveillance and other electronic equipment throughout the facility. Performs locksmith duties such as installing and maintaining locks and related hardware as well as key duplicating. Changes combinations on various automatic locks throughout the building when requested. Maintains dumpster, compactor and disintegrator equipment.
Fabricates wooden and metal fixtures such as shelving, carts, counters, cabinets, picture framing and other devices to be used in operations. Install fabricated walls, shelving, lighting fixtures and work station systems.
Paints interior and exterior building surfaces. Operate welding equipment, machine shop and wood working tools, and machinery such as lathes, milling machine, drill press, table saw, router and sander.
Cross trains other technicians in areas where skills and expertise are superior. Performs emergency shut down procedures when necessary and practices Bank's safety standards at all times.
Operates and performs general maintenance on facilities' Heating, Ventilation and Air Conditioning (HVAC) system including the Building Management System (BMS) by performing such duties as inspecting, preventive maintenance, repairing, programming and making adjustments as necessary. Controls and maintains the appropriate temperature and humidity levels.
Solves equipment and operational problems requiring specialized training, skills or knowledge. Duties and tasks reflect substantial variety and complexity. Performs analysis on rotating equipment using vibration testing equipment to forecast and minimize break downs and emergency repairs.
Uses specialized equipment to test and balance air and water flow in HVAC equipment throughout the building. Operates, repairs and troubleshoots automated vault equipment. Will be required to obtain or possess State or City issued license for operation and/or maintenance of specialized equipment.
Will be required to drive bank or personal vehicle in performance of job responsibilities.
Supervises the work of subordinates and/or contractors/vendors, or coordinate the workflow of the unit.
Installs and tests data cable and telephone communication lines within Bank building from source to end user locations.
Maintains and operates the building backup power systems including the emergency generators and UPS system.
Education: High School Diploma or GED; Associate's Degree or 8-10 years equivalent experience preferred
Experience:
Basic understanding of mechanical, plumbing, carpentry, and structural systems
Well organized with attention to detail
Experience with maintenance work order software preferred
Excellent oral and written communication skills, with ability to professionally communicate with diverse populations; polished customer service skills; ability to train & teach others
Ability to tackle multiple tasks simultaneously, without losing focus our attention; not afraid to ask for help when needed
Self-motivated, with "ownership thinking" perspective applied to decision making
Proficient use of PCs & associated Micro Soft Office Applications
Absolute discretion in receiving and handling sensitive information
Ability to work evenings, weekends and holidays as part of a rotating emergency contact schedule
Valid driver's license and insurability under the company's insurance policy
Knowledge Area/Technical Skills/Certifications and Licenses:
State Electrical License and/or 10+ years commercial/industrial electrical experience
Extensive knowledge of current National Electrical code book (2014, 2017) City of New Orleans, Stationary Engineers Certificate, Minimum 2nd Class Boiler & Air Conditioner License
