Job Summary:

Supervises a team of Facilities Maintenance Technician’s responsible for the repair and preventative maintenance across a 24/7 Distribution Center, inclusive of Distribution & Packaging operations. Plans, schedules, coordinates, and drives Facility projects and CI initiatives; establishes and manages to budget or CapEx spend. Ensures, or helps facilitate Facility compliance with regulatory bodies and best practice, including OSHA, FDA, ISO and LEED. 

Essential Functions & Accountabilities:


  • Responsible for overall staffing, planning, training and employee relations of assigned employees. Completes employee performance assessments, track employee’s performance and prepares performance reviews annually. As required, hires, terminates, and disciplines employees in accordance with policies and in collaboration with site HR. Identifies and addresses development needs for individuals and the group, providing training and coaching as appropriate. 

  • Responsible for Management of all Facility projects, from Design to Implementation.

    • Reviews and approves all project plans, including, scope, blueprints, specs, and mods. 

    • Provides regular business updates.

    • Manages to project budget(s), and/or CapEx.

    • Ensures timelines are achieved through effective PM. 

    • Serves as voice of Distribution Center to ensure that all decisions reflect the best interest and LRSP of the organization, and align with all regulatory requirements, and leaseholder obligations. 

    • Works with Engineering, Equipment Maintenance team, Purchasing, Finance and others as required, to design/amend facility layout, procurement and/or removal of equipment, and appropriate depreciation of assets is logged. 



  • Works with outside vendors or contractors regarding all building repair and projects.

    • Interfaces/coordinates/schedules with vendors.

    • Maintains project budget.

    • Reviews contract bidding documents and plans.

    • Works with suppliers regarding cost estimates, quoting & purchasing. 



  • Oversees company’s CMMS (Computerized Maintenance Mechanic System).

  • Oversees or coordinates facility inspections, and maintenance and operation of Facility systems, including Fire Protection System.

  • Leads Facility Maintenance Continuous Improvement projects and initiatives to deliver increased efficiency, reduced non-standard down-time, and supersede accepted industry standards.

  • Works closely with production management team to schedule maintenance activities based on equipment, manpower and spare parts availability.

  • On call, or on-site outside of standard working hours for installs, builds or maintenance windows, as required.

Travel: Approx. 5% = 3 weeks/per year 

Qualifications

Knowledge, Skills and Abilities:


  • Must be able to provide strong guidance, leadership, communication, problem solving and troubleshooting skills across various levels. 

  • Must be able to understand ‘big picture’ impact of projects and decisions, while operating within a global corporation.

  • Familiarity with shop trade terminology and materials used; a minimum of general knowledge of diagnostic and troubleshooting techniques. 

  • Ability to juggle multiple competing priorities. 

  • Electronic, electrical, and mechanical background a must; ability to read architectural, mechanical and electrical blueprints. 

  • Ability to plan projects, including sketches, schedules and specs; able to effectively Project Manage, using a variety of PM tools, as required. 

  • Ability to work with mathematical concepts, including statistics. 

  • Knowledge of systems, controls, engineering, facility and automation equipment. 

  • Advanced proficiency with Microsoft Office Suite, including advanced + within Excel. 

  • Working knowledge of CMMS systems. 

Work Environment:


  • Combination of office and warehouse environments, with exposure to variable temperature, moving mechanical parts, moderate to loud noise levels, and outside weather conditions, as the job requires. 

  • Prolonged sitting in front of a computer. 

  • Regularly required to sit, stand, crouch, bend, kneel, and may lift objects up to 50 lbs. 

Experience:


  • 10 years + experience with commercial or industrial maintenance. 

  • 5 years + experience supervising and leading a team. 

  • Demonstrated project management, and budget management experience required. 

  • Experience working within, and managing to, regulatory environment required. 

Education:


  • Bachelor’s Degree in a relevant field required; equivalent combination of education and experience may be considered.

For U.S. locations that require disclosure of compensation, the starting base pay for this role is between $60,620 and $86,600 and may include cost of living adjustments.  The actual base pay includes many factors and is subject to change and modification in the future.  This position may also be eligible for other types of compensation and benefits.
