Job Description:

GENERAL SUMMARY/OVERVIEW STATEMENT



Supervises on a daily basis, electricians, plumbers, HVAC and Utility mechanics to ensure the uninterrupted flow of utilities and the continuous operation of the plant's mechanical systems during off - hours reports directly to the Operations Manager.



PRINCIPAL DUTIES & RESPONSIBILITIES



1) Schedules and assigns section personnel on a daily basis to perform routine scheduled maintenance tasks and to respond to mechanical and CAS alarms and emergency calls.


2) Provides orientation and on-the-job training in the systems that serve the physical plant, e.g. fire protection, heating, cooling, water, steam, electricity, medical gases, vacuum, tube systems.


3) Assures communication between shifts by overseeing the proper use of the Electronic log book & the work order system.


4) Supervises the operation and maintenance of air filtration equipment ensuring maximum efficiency and air quality. Oversees the OHM employee's labor and material costs on Maximo.


5) Assists in overseeing that the PM database for OHM is current.


6) Coordinates work internally and with other departments to minimize the disruption of hospital operations.


7) Distributes tools and stock & maintains necessary inventory and accountability.



  • Ensures all OHM employees training is up to date.




  • Performs special projects and other duties as assigned





  • QUALIFICATIONS



    1) Knowledge of building systems, and how infrastructure is distributed.


    2) Completion of a high school; possession of Valid MA state license in either Electric, HVAC or Plumbing, although an electrician or HVAC trade is preferred.


    3) Three to five years experience as a licensed tradesman.


    4) Knowledge of mechanics, tool usage, pneumatics; must also be able to read blueprints.


    5) Physical ability to climb stairs, ladders and walk almost constantly. Occasionally required to work in confined areas. Occasionally (less than 15% of the time) must exert effort to lift over seventy pounds.


    6) Interpersonal skills to exchange information with other shop's personnel about work needed, to provide on-the-job training and to conduct formal skill-building training classes.


    7) Some computer skills a must.



    WORK CONDITIONS



    1) Frequent exposure to extreme dust, dirt, fumes and outside elements throughout Hospital equipment areas.


    2) Occasional exposure to moderately severe hazards of steam, water, acids, tool usage, electricity, asbestos, biohazard and low-level radiation; however, compliance with safety procedures minimizes risks.


    3) Subject to be called in anytime for emergencies.


    4) Respond to problems as required of all trades when working off-hour shifts.


    5) Compliance with Hospital rules and standards, universal precaution procedures to minimize risks; compliance with hospital and department rules on uniforms; also requires the use of safety equipment such as respirator, safety glasses, etc. on specific job assignments.


    6) Some overtime will be required.


    7) Provide own hand tools.
