Job Description:

The Director of Preconstruction reports directly to the Executive Team and is primarily responsible for the performance and management of pre-construction and estimating services.

The intent of this position description is to provide a representative summary of the major duties and responsibilities performed by incumbents of this job. Incumbents may be required to perform job-related tasks other than those specifically presented in this description. This position will assist in envisioning element of work that have not been developed in the architect's program and create the detail needed to ensure that a holistic budget is created. Conceptional site estimating abilities are key to this position.

Responsibilities
  • Provides daily management, training and mentoring of pre-construction and estimating staff as well as working closely with construction team members.
  • Manages departmental resources, priorities and deliverables during business development, pre-construction, and construction project stages.
  • Responsible for quality of service and product to internal and external clients including accuracy, timeliness, and clarity of budgets, schedules, qualifications, and scope descriptions.
  • Interface internally to obtain input on major decisions regarding development projects
  • Coordinate and supervise day-to-day execution throughout project lifecycle.
  • Work closely with construction management to form and staff construction team to achieve established project long term and intermediate goals while help create a culturally thriving and financially successful company.
  • Review and coordinate the maintenance of budgets and payment applications through preconstruction and construction stages including required lender submissions.
  • Participate in consultant meetings through preconstruction and construction stages.
  • Monitor projects under construction to ensure adherence to development policies, procedures, contract documents and specifications, and any audit requirements.
  • Anticipate and resolve issues and conflicts that may come up during projects with input from the project team.
  • Review construction schedules to determine if projects are on schedule and within the approved budget
  • Manage a smooth transition of the product from construction to operations
  • Prepare, summarize, and provide updated project information and re-forecasted financial metrics on a periodic and ad hoc basis for inclusion in presentations, investor reports, and other materials
  • Participant in business development including definition of project approach, value add alternatives, differentiators, participating in preparation of proposals, and potential client risks
  • Serve as the company subject matter expert related to pre-construction, estimating and construction costs by staying abreast of market conditions, technologies, and processes by participating in industry conferences, research, and affiliate groups.
  • Manages and maintains qualified subcontractor and vendor relationships and company database. Director is responsible for subcontractor database accuracy, reliability, and subcontractor performance risk assessment
  • Assume additional responsibilities as directed by corporate executives.
  • Supports pre-construction staff (Virtual Design & Construction Manager, Chief Estimator, Estimator, Assistant Estimators, Preconstruction Manager) by developing estimates, schedules, and supporting documentation as required
  • Manages the quality control process to ensure all deliverables meet or exceed project, client, and company requirements
  • Collaborates with project management staff to develop project budgets, subcontract scope descriptions, project schedules and logistics plans
  • Collaborates with project superintendents regarding subcontractor performance and continued qualification
  • Attends and participates in business meetings, industry events and conferences to promote the company and to remain up to date on latest trends and technologies
  • Preparation and analyzation of cost models during the Concept, Schematic, Design Development, and Bidding phases
  • Together with proposed project manager and superintendent, develop project pre-construction and construction schedules for each opportunity
  • Produce progress estimates at design milestones with definitive tracking of scope and pricing modifications
  • Plan and lead the preconstruction staff during the strategy meetings
  • Performs risk assessments for each opportunity and reviews risks with supervisor and project manager.
  • Manages the development of concise scope packages for project bidders
  • Manages subcontractor and vendor bid analysis process and provides recommendations based upon scope, risks, and cost
  • Organize and lead the transition meeting between the preconstruction team and the project operations team.
  • Participate and represent the department in lessons learned meeting at the end of projects
  • Knowledge of Type IV construction.
  • Proficient and well educated in the various types of construction based on materials and building elements' resistance to fire

Qualifications

Educational requirements include: 4-year construction management, environmental design, architecture, or engineering degree (or equivalent)

Experience requirements: Five (5) years' experience as senior estimator for a commercial or multifamily builder and over ten (10) years of overall experience in estimating or project management as well as involvement of projects being built.
