Job Responsibilities
The Development CM Intern will report to the Director of Development and will assist with key special projects as assigned. This person must have experience and /or educational background with a variety of technical and project management-based construction concepts, practices, and procedures. They shall rely on prior education, experience, and judgment to plan and accomplish project goals.
The Development CM Intern will be responsible for assisting the Development Team in the design, construction and commissioning of new Viasat office buildings and interior build out projects based on a comprehensive programming document. Duties include the support of developing and implementing schedules, budgets, cost tracking, vendor evaluation and selection, working hand-in-hand with architects, general contractors and internal Viasat Stakeholders. The CM Intern should maintain a good customer service relationship with internal customers from the kickoff through delivery and to the end users.
Must have the ability to participate and interface with a diverse group of vendors over a wide geographical area and with other functional areas within Viasat with the goal of delivering projects on schedule and within budget.
Must be detail oriented with strong organizational skills and have the ability to generate concise reports on design and construction status.
Work on budgetary estimates for buildings based on programming documentation.
Participate in collaborative value engineering exercises with the broader project team.
Assist with monitoring and controlling construction projects via on-site project personnel (typically general contractor or 3rd party project manager) to ensure the project is built on schedule and within budget.
Assist in managing financial aspects of contracts to protect the company's interests and maintain good relationships with vendors.
Assisting and reviewing of contracts; liaising with procurement teams and legal counsel, as appropriate.
Possesses detailed process & application knowledge relating to building codes, budget management, construction practices, project scheduling, RFI & submittal reviews, etc.
Anticipates and proactively removes obstacles that impede or prevent project teams from delivering on project objectives (budget/schedule/scope).
Produces and presents internal and external written communications for reviews and updates
Provide technical support to development and facilities team as required
Bachelor's Degree, in a relevant engineering or construction discipline, or equivalent verifiable experience
Advanced analytical and problem-solving skills, as well as proficiency with PC software (MS Word, Excel, PowerPoint, Project, Visio) applications
Knowledge of understanding architectural, structural, HVAC and electrical drawings
Experience reading and understanding construction drawings
Experience working with architects, engineers and general contractors
Ability to work collaboratively with the other business units as well as other user groups to define requirements, recommend solutions and ultimately implement per cost, scope and schedule
Ability to work under aggressive timeframes and heavy project expectations while maintaining professionalism with clients, partners, and project team members
Strong leadership, conflict management and communication skills (verbal and written); able to build rapport and negotiate skillfully "Personable"
Advanced analytical and problem-solving skills, as well as proficiency with Microsoft Suites (MS Word, Excel, PowerPoint, Project, Visio) applications
Ability to productively collaborate with both internal and external stakeholders
