Are you a Champion? 
Nexius is looking for a Zoning Manager Champion to join our growing team in the Hanover, MD Area.

What You'll Do:

  • Serve as Zoning Manager or Lead for particular site project with focus on land use, zoning and permitting

  • Complete zoning ordinance reviews and provide intelligence to help frame site scheduling/project forecasting

  • Assist in initial scoping to ensure RF design complies with jurisdiction-specific requirements and/or limitations

  • Attend field site visits for candidate/engineering feasibility and provide site sketches and/or photo simulations as needed

  • Review zoning drawings prior to submittal for compliance with public agencies and client requirements

  • Prepare, submit and obtain land use entitlement applications which may include presentations before governmental or architectural review boards

  • Coordinate with tower owners and/or private landlords to negotiate and secure lease entitlements as project scope defines

  • Review title reports for ownership, encumbrances, easements, etc., and provide recommendation for leasing, zoning, and permitting viability

  • Interview zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines

  • Work hand in hand with jurisdiction for timely approval and release thereof according to FCC guidelines

The Skills and Background You'll Bring:

  • 3+ years of related Site Acquisition experience preferred with a wireless industry, legal or real estate background

  • Experience working with local municipalities to procure zoning approvals, encroachment, and building permits

  • Experience engaging with the in-house carrier attorneys on legal reviews and jurisdictional presentations

  • Must be local to the WABA market

  • Familiarity with state and local requirements as well as FCC regulations for aesthetics/fees/approval time frames

  • Understanding of web based project and document systems required

  • Expert with Microsoft Office applications (Word, Excel, Power Point, is a plus)

  • Must possess a valid driver’s license and be insurable under the company insurance policy; authorized to work in the United States
